To me that just isn't worth it financially, I think there are many other jobs you can do to get a decent salary and simultaneously invest in RE or other businesses, which will put you miles ahead of most doctors.It really comes down to where your interests/strengths are, what you prioritize, and your true internal motivation.

As @Kevin Hunter mentioned, try to do everything - the only thing stopping you from perusing both at the time is your ability to be efficient with your time and prioritize.

How to best navigate and prioritize these?

Of course change the locks, set up an alarm, and walk the place creating and prioritizing a punch list.

Networking is something I really need to prioritize.

Prioritize and narrow-cast on experimenting with the BRRRR method, buy-hold, single family, multi-unit and eventually some commerical properties (to assist new church storefront start-ups, a personal passion of mine as a church planter).  

There's no shortage of data, but without some type of methodology to sort and prioritize it, a comparative assessment of multiple markets would be little more than a futile exercise in guesswork.
