Is there more long term appreciation possible if you hold the units longer?

PMC's are nickeled and dimed at every possible corner. 

Looking for some advice and possibly network opportunities.

Consider reconfiguring the layout to add windows where possible. 

(Ideally I'd like to hold the homes a long as possible)Would love some feedback from the BP community

I’m hyper-conscious of fair housing and only alluded to the showing not being possible due to my not being able to secure his ID per policy as stated.

If I see a listing come up that I want access to ASAP, their value is earned by getting me in and drafting the contract as fast as possible.

I would love to invest somewhere in the vicintiy of where i live, not possible with the market. thanks!

We're also starting to scour other forums for possible investments outside the traditional MLS sites, and other areas like upstate NY. 

But, it is not some holy grail of great deals that will overflow your pipeline of possible purchases.So, if you are needing a deeper pipeline of deal flow, yes, auctions can be another place to look for deals.
