Hi @Brent Coombsthe Asking price is 75k and Im thinking of offering 50, I would put down 20% to save on the PMI, similar homes in the New Port Richie area have sold for average of 65k, the rentals are about 1000, the listing says it has a roof violation, so I put in about 7K in case I have to replace it, it also says it does not require flood insurance, so I'm leaving that out of the equation, also the cap ex does not include property taxes but it includes maintenance and I also budgeted for a 10% management fee.

Rich,I truly believe you would be willing to deal with those repercussions.But I'd bet many others are not as resource strong, and would be much less willing to deal with such.Also, the example I have does not get covered - I have not been wronged by the BP member mentioned above but I am aware of the wrongdoings.

Once you've reached financial independence, then you can go u more on the appreciation play which is subject to larger swings and less controllable.I think Jacks points are valid for sure.. but we also have to define what is RICH and what is enough monthly cash flow to live on.. while one can live on their cash flow and thats a great goal but you spend it each month living.. where I think ( and I could be wrong) Jacks assessment of rich is having a net worth in the 10s of millions..
