Assume break even cash flow while rented which includes a generous $600/mo repair fund.

We all invest in real estate in order to make money, and keep in mind that someone who can only afford to live in a mobile home and seller-finance to buy the land is probably tight on funds. 

There's also a major university there, Ken Griffin just moved Citadel hedge fund down there, and the technology entrepreneurial landscape is opening up as well.

Note at 80% LTV, the return from appreciation is 5 times the actual appreciation rate.  

Any other expenses are using up funds that would otherwise be sitting in your checking account to make a mortgage payment with.
