In fact, that time seems to come for many of us over and over again, sometimes in spite of our best efforts. 

We put in a bid ABOVE asking price (house was underpriced and still worth it at higher amount), then found out this was an undisclosed just-purchased short sale and in spite of my excellent loan qualifications, no one will touch this for a mortgage due to Fannie/Freddie, seasoning, etc, excepting a "portfolio" lender at highway robbery rates.

In conversations with previous Lifestyles Unlimited members, the message is consistent: you'll either blame LU because you did not succeed or you'll think you succeeded in spite of them.If you learn better by having someone hold your hand, walk you through the process, help you identify properties, negotiate on your behalf, make warm introductions to other investors, I'd recommend LU.

The elder tenant is something of a local legend because she has lived on that street forever and of course she has talked to everyone on the street claiming she is being mistreated so if we decide not to renew her lease we would be demonized but I also know that at her age she would have a hard time finding another place to go and in spite of everything I wouldn't want to leave her without a place to live but at the same time I am an investor not a saint.

On the other hand, I'm sure that there are incredible opportunities out there for fix and flips, especially in some of the nicer parts of town where houses are extremely expensive in spite of the fact that they are getting pretty old.I'd imagine you can do well in either Denver or Houston.  

Ironically the market has performed very well in spite of oil although the higher end for Houston ($350k and above) has slowed substantially.
