It's somewhere in the middle. 

I invest there ,I have a bounch of high end houses for executives and also middle income duplexes and triplexes.

If you really want to purchase out of state, try to purchase without selling this property because it would be a shame to sell an asset in a prime location in exchange for a secondary or tertiary market in the middle of nowhere.In the long run your overall appreciation and cashflow will be higher than just about any market you decide to go to. 

Hi all, I'm new to the forums and open to feedback/advice on building/investing in Western NC.Some background on me, I've Lived-In rehabbed and made decent returns on 8 houses (lost most of it in a old divorce so in the middle of a restart to try to actually retire in the next 10-15 yrs).

Saying yes to their request can/will put you in the middle of any financial disagreements between the two of them.

I'm giving my mortgage lender the money early, so I'm skipping the corresponding interest payments ($917.94 + $916.25 + $914.56, etc. in that middle column there), which saves me tens of thousands of dollars.

You'd need surface drains out in the middle of the yard that tie in as well.

I spent $12000 converting the middle unit back into the third unit and rented that for $850.

Anyway given the huge amount of supply coming up in the area, you can’t afford a bad location or « bad » property if you want to get rented on a sustainable basis in my humble opinion.I would only get something like that if I wanted to use the property for myself only and want to be on the middle of nowhere.Hope this helps and sorry if I involuntarily poop the party but, at the risk of repeating myself from previous posts you can’t expect to buy by anything in Tulum and make or not lose money.
