Kind of like earthquakes, at some point, things go sideways.

Would you be doing all the work yourself like electrical, plumbing, sheetrock, flooring, windows, roof, landscaping, foundation (they do have earth quakes in some parts)? 

A 3+ story building built 100 years ago is likely to come down in a decent-sized earthquake over here, unless it's retrofitted.

In your case, since you are in Oakland, it is more complicated as you need to consider the safety of the structure & materials due to the Bay Area being prone to earthquakes.

While you are having the issues checked out by a structural engineer ask them to check that you have the earth quake seismic in place.  

Built on the 50's in CA you should put earthquake insurance on that too.

But most of all, I'm just having the time of my life, it's an exciting time.By the way, I have two new neighbors from CA and also notice increasing number of earthquakes in TX.
