I had one were we did not get to it for a while 6 months or so it was just boarded up.. when i went to sell it wholesalers were going through it said it smelled bad.. one of them finally went down to the basement and found a corpse that had been for quite a while. scared the heck out of him..

I personally found this software a lifesaver.

What I found useful was that they seemed to have a high number of investors that were happy. 

I like the idea of pre-foreclosure especially, but have not found up to date data for that specifically.

Then by a stroke of luck I found another quote for $13K. 

And found underneath in the old deeds 10 or so legal lots of record.

What I found is that more than half of the tenants don't execute the lease option and would rather stay and rent.

Found it on Facebook marketplace through our wholesaler that had gotten the deal from the previous owner before he had passed away so purchased it as a probate sale so I was able to get it far below market value.
