Hi guys ,, I have been browsing some real estate vocabs and have com across this term     "trade fixture"Anybody has the meaning .

If you are up for it, also look at replacing that florescent light with a nicer fixture or ceiling fan. 

One thing to consider is that some solar leasing companies include a “fixture filing” in the lease contract, which some lenders may consider a lien.

Which is exactly what I said 99.9 percent of investors would rather invest in "a cup of coffee" (in a 100k property) as opposed to a million dollar.

If so, should we also sink some money into it for new carpet, updated cabinetry and fixtures, and other cosmetics?

Just need lights in bedrooms since there is no light fixture currently.

The two are very different - I'd happily buy a great deal from a terrible agent, but that doesn't mean I'd make them a permanent fixture. 

We have over $20,000 worth of insulation, fixtures, appliances, and other miscellaneous items already purchased and in the house along with a $37,000 down-payment. 

This wiring is rated to 60C cannot handle the level of heat created my many modern (pre LED) fixtures ... most notably pot lights and halogen fixtures.
