If you have the ability to relocate, I think house hacking is a tried and true strategy for any new investor. 

Pleasant Plains, Chatham, Rochester, and New Berlin (pronounced 'Burr-in) have really boomed.

I have seen it too many times where an investor will buy an older property or even a new build, they net cashflow similar to you for a year ($100-$200 per month) and then a $5,000 repair or insurance/tax hike here hits them and it's a loss - they either get forced to sell or are majorly setback and unmotivated. 

What's the highest success percentage method to find a previous tenant's new address for this? 

You have 10 new construction projects complete, but no money for the next three, which indicates you aren't financially responsible or your projects aren't producing enough of a profit to propel you forward.

We did consider/evaluate that option, and have done multiple flips, but at those points have been under contract since New Year's Eve and carrying costs for another 2-3 months without a guaranteed sale is not the risk we want to assume.

I am currently working on bringing to life a houseboat community in New York.  

Their previous company Amplify My Business has the same horrible reviews and scam so they closed down and started the new scam called Launch Your Leads managed by Matt and Tom Mclleland.
