@Damini Dutta I would definitely put some time and effort into finding out more about this company. 

This premium works exactly like points, but can be financed into the loan.

Assuming 7.5% interest rate, the negative leverage would require you to put way more than 20% down just to break even.  

This is when it's ready and available for rent.

Here is what I learned...1) They buy properties in Ohio, and that they claim each property would deliver a 30-35%+ cash on cash return. 2) The promised 30%+ cash-on-cash return is achieved with interest only loans.

I suspect this lender was just one of the hundreds of crooks out there doing teh advance feescam.If your interested watch the American Greed episode on Remington financial they do a deep dive into these companies..

The strategies I'm most interested in are Flips, BRRRRs, small multifamily as well as short/medium term rentals.

$10K seems like a nice, round number...Finally, if you have $250K in cash, I would not put it all into a single property / single dealHope this helps... happy to help further
