My guess is that our situation is different; different end goals, W2 income, home prices, market conditions, strategies, etc... but I can share my journey and what I look for in my current market along with prices.

Sharing understandings and rules on guests, cleanliness, chores, pets, drinking, drugs, boundaries, house identity, conflict resolution, communication platforms, etc.

You profit share with them for the first 10 deals (at the higher levels) because they really are right there with you holding your hand, and as I mentioned, doing three way calls, etc. every step of the way.

Not alot of confidence in any existing rentals as consistent indciators but I feel like so many homes are 1/2 rentals and don't tell the whole story.Anyone have any insight into the Cashiers/Highlands/Sapphire/Lake Toxaway markets to share?
