I see many lenders our area "PG COUNTY MD" enter foreclosure properties before the actual sale and change the locks and winterize the properties to prevent damage.

A personal guarantee allows you to go after additional assets if necessary and it becomes a further responsibility (i.e. motivator) for your borrower.Lending to a retirement plan, which can’t require a PG, is an exception.

@Antwaiyn Smalls In no particular order: - The biggest one is that you'll have to personally guarantee (PG) any debt taken out in business name since your company is fairly new - You won't get the best terms (or the best terms would be contingent on your personal financials) since you haven't been in business for too long- Getting an agency (Fannie/Freddie/FHA/VA/USDA) mortgage would be much tougher as a new biz that is <2 years old- Most of the business banking is relational so financials > relationships >> business credit score.
