In general, Montgomery County is a bit more aggressive than other counties however, if you have good facts regarding your valuation, you will likely win, or at least get some type of relief.

They track single family houses for large differentials too.I've fought back and gotten a couple partial wins, and one where they backed off and dropped it entirely.Even though the hearing is "informal", treat it like going to court with biased judges.

I would offer $325k, only to find that the winning bid was $225k.

I bet you'll still be seeing word art in model manufactured housing for the next 5 years, minimum!

Your best bet would be to link up with a REALTOR® who does some MF deals.

The way to win in rental property investing is to buy and hold for a full market cycle so you can maximize your return on investment from all 5 profit centers. 

If you do that but look for a decent option, not a perfect retail type purchase, I'm willing to bet you can make a great step in the right direction. 

So if the schooling as as good or better than public schools and the kids turn out better, win win.
