I have a townhouse in Spring Branch TX that we are looking to sell owner finance.  

The type of business engagement and the level of interest in the counterparty or its assets influence the goals of a due diligence inquiry.For instance, a cordial agreement between a potential buyer and an experienced seller could provide the groundwork for a long-term alliance, whereas a hostile asset sale during bankruptcy would call for a different strategy.

So my question is do I sell and take a loss of 35-40k, try to long term rent at around $2000/ month and pray for appreciation?

I've been here for a decade, and I'll be here for another decade long after you've gone.

If you care about the long-term value of your home, absolutely do not remove the garage.

Newbie here- we are "remodeling" (if you could call it that) the bathroom in our recently purchased multifamily home.

if you don't have experience don't buy raw land. buy entitled land or partner with an experienced developer. we are working on 4-5 rezoning applications at a time.

We are currently looking into Kissimmee and Fort Myers to start with.

I use these on vacation rentals and a few long-term rentals and they've not failed me in 15 years.
