I would listen to audio and video podcasts, you could check out The Old Capital podcast and check out James Eng youtube page.

I cant figure it out, even after watching alot of Youtube videos, and BP poststhe problem with someone's money is the it is finite. if I have 1M dollars, and im investing it in RE, in some point its gonna be over.so thats why people  r  using OPM.but lets say I have 1M and all I want to invest is 1M, and I can choose wether to use it , or use OPM.or lets say I have 1M, but i want to invest 2M. is it better to invest my 1M first and then use OPM?

It sounds like you might not be super familiar with MF underwriting so I highly recommend you watch some videos on this and maybe even purchase software.
