As I continue to grow my personal portfolio I am now considering starting an LLC to put my properties under but there are many variables so I am asking for help.Closing in an LLC makes your rates higher than closing in my personal name so this makes a deal less valuable.Closing in my personal name does not have the protection that an LLC has, I can do a quit claim deed over to the LLC after closing but I have to pay the taxes all over again and I take a chance of the bank demanding immediate payoff for changing the deed.

Usually the depreciation percentage (%) that was used to depreciated the rental portion can be used to determine the business portion of the gain.Also keep in mind about the deprecation recapture tax on the rental portion of the house( even if seller did not take it)

If I were to sell 10%-15% of my equity, I also understand my partner will now be responsible for an additional 10%-15% of the operating expenses as the ownership percentages have changed.We have not yet consulted an attorney, but plan to do so.

If partnership is simple based on the capital contribution percentage, it is pretty straight forward and can be drafted easily with or without attorney ( attorney recommended) The reason you dont see the detail instruction here is because it cannot be laid out like that.

If I was in your position, I'd find out who the big dogs are in the markets you already spend time in and I'd be open to backing their expansion deals for 10% guaranteed return plus a percentage of the profit.
