One of issues I'm having is figuring out how to register a corporation before you have any property that produce income.

What were some issues you had, if any?  

Not sure why everyone is saying this is unethical - this has been the case with most of the properties I've put in offers on (in CO & NY).Selling agent tells my agent that there is a higher offer in either vague or unspecified terms.

Our industry has become quite complacent and developed a defeatist attitude toward dealing with tenant issues.

If payment does not hit your bank on the 1st, you will issue a 3 day pay or quit or whatever your state allows and that will allow you to start the ball rolling sooner on eviction if they do not get rent paid by the end of the grace period.  

If you are lucky, there are no other junior liens that will cause issues, that you/your agent should have known about before making an offer, in order to structure your offer properly.

As long as you are aggressively growing it will be an issue.

The issue is he's got homes spread over several states. 5 in total. 

Massive mold, holes, roof, and foundation issues.

I cannot see any issue with this, since it is YOUR property, but obviously would not install anything inside the house.
