I get what your saying Andy, Im ready to pull the trigger on my first buy and hold but would feel a bit safer if it was within driving distance.

I'm not ready to pull the trigger yet just starting out on my research.

So I'm to the point now that I'm looking at HUD homes and am ready to pull the trigger on one soon.I have two realtors I'm working with.

Tenant further declares thatif for any reason Tenant makes any adjustment to said water heater temperaturesetting, or allow others to do so, Tenant will save and hold harmless Landlordfrom any and all liability for damages, injury or death attributed to saidre-adjustment."

The hold harmless part states:HOLD HARMLESS:  OWNER (me) agrees, at OWNER'S expense, to indemnify and save the AGENT FOR OWNER (pm) harmless from any claims or damages, including, but not limited to costs, expenses, and reasonable attorney fees and accounts thereof, that may be made by anyone in the connection with the management of the property and/or injuries suffered by employees or any person whomsoever, and to carry, at OWNER'S expense, Comprehensive General Liability Insurance with limits of $300,000 death or injury, and $100,000 property damage, The AGENT FOR OWNER shall be named as an additional insured under OWNER'S policies at OWNER'S expense unless such naming is contrary to the Insurance Company's established procedure. 

If you don't fully commit to it and know what you're getting into from the beginning there will be many bumps along the way that you may not be able to stomach.The good news is you've come to the right place - take advantage of all the knowledge here and learn what you need to feel comfortable pulling the trigger then get after it!

Over time, you start to learn what each member's triggers are; some are penny pinchers, some are technical, some some don't care either way.  

I don't know that meth has been a major problem for long enough to trigger multi-generational studies.

@Che Chiu Wong Rachelle S.Do you ever worry that giving the tenant a deposit only card or deposit slips the tenant could deposit 10 bad checks triggering multiply bank fees as an act of spite?
