I'm a travel nurse so I actually have the freedom to move anywhere and make it my primary residence.

buy something on some small land or unrestricted plot and drop a travel trailer on it for airbnb or ft rental or look for a garage conversion play or sfr with casita or sfr you can pop in a sep entrance with kitchen/bath

We have a nice triple slide travel trailer with king master bed and bunkroom for 3.

@John Underwood @Paul Sandhu thank you both for your suggestions, unfortunately i have a w2 job that I like and there I am about to start traveling a lot.

This will replace all of my W-2 income and I can travel to my STR.  

I am a nurse and my husband is a pilot and our plan is to start househacking within the next few months by hosting travel nurses. 

Looking for any insight on good areas to look in, up and coming, has good rental potential, safe, easily accessible and travel times to shopping, restaurants, etc are reasonable.

Having a rental property could allow you to deduct your travel expenses to/from the area.
