@Joel Owens, calculating how many years it would take to save up the amount of cash at risk is a great way of quantifying risk tolerance.

In my mind nothing near me penciled out as a rental and I did not have the knowledge or funds to make it work, nor the risk tolerance or mindset to flip locally.

Just remember everybody's risk tolerance is not going to be the same. 

My age, risk tolerance, property location, local economy etc etc all played a role.

They have different risk tolerance, cash reserves, access to credit, background, education, likely a lower tolerance for problem properties etc.
