My impression is a "B" house would need remodeling every 15 years or so to stay up to date and trendy for the pickier B-renter vs. a C renter is happy with a 30 year old kitchen. 

In the 2 years I've owned the properties, the only remodel work done was to install laminate flooring in high traffic areas - such as the living room and hallways of both units. 

Mine includes roof 25 year life span, floors 10 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span.

You haven,t budgeted for appliances and hot water heater 12 year life span, roof 25 year life span, hvac 20 year life span, kitchen and bath remodel 15 year life span, etc.

I got them from my sister's remodel.

I can recommend a great Realtor and Property Manager in the Dothan area.If anyone knows of a contractor in that general vicinity that specializes in mobile home remodels - I'd love some helpful hints! 

Let's try flipping this story:  tenant calls with a maintenance complaint of a clogged toilet/sewer, owner responds with 'I don't have the money to do it right now because my spouse lost their job'.Tenant of course would understand and tell you 'no rush, when you get the money together, let me know'.NOT.Owners and renters have a written contract--a lease--for a reason. 

Once you squeeze your 38 year old (and now slightly heftier bulk, get off my back I like craft beer and wine) through that hole you can then point the aforementioned fireplace at the P trap while you begin to heat tape the frozen toilet water supply line because "bro, toilet won't flush yo....".

Have a busy & fulfilling day job, but enjoy taking on home remodeling projects in "spare" time.
