For the stuck owners, not enough equity or good enough condition to get through an FHA appraisal (very tight and will get dinged for poor condition)  these can be subject to transactions if the numbers make sense.

Once you have sent the 3k its gone and you now have bought training materials.. then you must get a loan that fits their parameters and get it funded .Market is so tight right now that could be the challenge finding deals that have the equity coverage and will meet their valuations.

With OOS investing, depending on strategy, your returns can be greater than 8-9% if you factor in a long term hold and appreciation on top of your cash flow.Turnkey rentals usually have tight margins, and I don't recommend those to newbie investors.
