A lot can be done from the computer, but there is nothing like the face to face or boots on the groundForm a strong team right awayIf you don't want to or can't spend the time to do the about then don't invest out of state or invest in passive deals out of state. 

I’ll probably have to team up with some investors.

If anyone is interested, our team will be at the property at 2 PM tomorrow, Feb. 22nd, to walkthrough and get a better idea of repairs needed. 

We are finalizing our team with PMs, brokers, GCs and asset managers and still need an attorney.

Building a good team with an agent that will be your "boots on the ground" along with a lender and property manager are really invaluable to an out of state investor.  

I have lost on many, won on may but how else do you learn?

Something I’ve thought about for some time, but without action...you know....I’ve been studying and researching for a little over a year now, but making connections is my growth area so that I can form a good community to learn and work with.Whats the best thread/article you’ve come across on:- finding the first deal/learning with others executing a deal- creating a successful team (contractors, inspectors, real estate lawyers, etc.)- analyzing deals (preferably comparing 2 or more deals)There are so many threads here, so maybe this can help me get to some specific links or info a bit faster.
