I personally prefer some of the tertiary markets surrounding Milwaukee.

Newbie here on the forum and totally frustrated with my local market (area surrounding Reading, PA).

Biggest risk is to people living around base of mountain and surrounding rivers as the debris flow would cause massive destruction so staying North of Tacoma avoids the affected rivers.

Curious if anyone in this forum can help us consider whether these activities to count toward the qualification of real estate professional (1-3 is more clear, but not sure we can gain the 50% participation hours needed over the part time job right now): 1) Advertise bookings on all channels (VRBO, etc), maintain all listing details and rates including researching surrounding properties and using technology tools to stay competitive. 2) Updating blogs on our sites and others related to our property listing for demand generation.3) Personally manage our own bookings we secure (this one is more clear to us)4) This is the big question - we use Ring surveillance on the outside front and rear property.

Building a home that is out of scale to the surrounding street and neighborhood seldom makes economic sense. 

(A)A development application with a proposed building or parking area that encroaches on the 100-year floodplain may be approved if the encroachment is:(1)a parking area that is smaller than 5,000 square feet or an unoccupied structure that has an area of less than 1,000 square feet, and the director determines that the proposed development:(a)will not have an adverse effect on the 100-year floodplain or surrounding properties; and(b)otherwise complies with the requirements of this title;

With it being a hot and competitive market here in Atlanta and most surrounding areas you have to get creative and do a lot of cold calling to get good deal that most investors are looking for.

I am currently in the "Save and fix your credit" phase, but I am actually looking to move to the Tampa/St.Pete area myself and plan on utilizing the FHA 203k loan as well so I have researched a couple of contractors who are familiar with the 203k loan and the processes surrounding it.
