I'm looking for somebody who has done this successfully, and somebody who was not so successful with it.

We like to set our residents up for success. 

I created one for my property and just tried it with pretty good success.

Second, nothing will decide my success as well as my quality of tenants, and while it's one thing to let someone fix a toilet, it's another to let someone decide who your clients are going to be. 

Ive been doing research on section 8 rentals and was wondering if anyone has had success with this route and the down falls of it...

That stuff just insults them.As for mailers, I had most success with owner occupied single family 45+ what has owned the house for more than 12 years, no kids (living with them), single, house size, larger are better.

Zillow has worked well for me the past 8 years but...I’ll try craigslist, but I like to stay off there because I haven’t had much success with people from CL.

I can't imagine the neighbors have been paying property taxes on this entire lot or that the county would accept taxes for just a sliver.I'll admit I'm probably overly paranoid about this topic, stemming from the case in Boulder a few years ago where someone successfully took a slice of their neighbors property with adverse possession.
