In your comment you state "obviously more is better", but I'm here to warn you that when it comes to real estate this is not entirely true.

Just a general warning about what I've been seeing lately.

I was not downplaying your warnings. 

The second time they are late, I don't send a warning or reminder.

Some people love section 8 as investors, for the most part the monthly rent is pretty much guaranteed, others hate it as they say it is a hassle with all the inspections and most of the tenants are less than desirable.I personally have never dealt with section 8, though did have a friend that warned me to never get involved in it and had others say they only deal with section 8...

My words of warning were for your protection only, after all, that is what you were looking for I suspect and I am a no BS guy that cuts to the chase.
