The idea that you can build wealth without putting any money into it is a recipe for disaster and the sales pitch of gurus trying to steal your money.

This is honestly a steal.

Let's assume money wasn't an issue, maybe you won a lawsuit, or discovered gold in your backyard that ancient Egyptians dumped there 2,000 years ago so the vikings that were chasing them wouldn't steal it, who knows.With a portion of this money, you wanted to start doing BRRR to build your real estate empire over time (maybe it'll take you a year or maybe 10).

way more risk with contractors stealing money from us  than a tenant suing us.. again though if your not a slumlord..  

Two totally identical building next door to each other can have totally different CAP RATES.

Fortunately it's a stand alone door with faux brick on the adjacent walls, so there's no identical paint color right next to the door, so hopefully color matching will be sufficient for people to not notice the difference.

The other lower unit just went on the market for 36k more than what I bought the identical unit for and about 20k more than what I asked.

Anytime you hear the nightmare stories of the fly by night companies that steal the investors money they are almost always non regulated & unlicensed individuals.After that I would make sure you compare a couple and don't just go for the cheapest option.
