Commercial Proeprty Owenrship and Management --is lot differnet than SFR -- Risks are greater and rewards are greater Need to ahev Long Term Busienss Plan and Strategy- State or City - area of twon, type of property etc -- then do feasibility study -- population, income, age group, traffic counts etc- In Atlanta --there are many retial Centers available -- some vacant and some occupied-For example --have a Bank REO -- 80% occupied for $2.7 million -- 50% original mortgage -- Give some more thoughts and decide which direction to go -- Retial, Office Buildings, Office Condos, Warehosue - Distribution,Hotels etc --

Your quote seems high for cosmetic work.Appraisers in my area count pools as 10-15k but they really help move property especially in that price range.

For anyone wishing to start advertising on BP (in the proper forum threads), they should have been on BP engaging the members by posting long enough to earn such a benefit. 10 posts is nothing and welcoming 10 members should not count either.I have said it before and will say it again, those that give will no doubt receive, those who want to receive before giving will find a tough go of it.This all is no offense to you Douglas, but an attempt to keep those who are here just to advertise at bay and this rule is just one of those attempts.

Horatio don't believe what you see on websites as far as returns.There are many ways to structure a deal without putting 25% to 35% down.Typical commercial appraisal will run about 3,800 and up.Your investing goals will depend on if you are counting on this money to live on and pay your bills if you invest 50k or 100k or is this just extra cash you have to start investing with??

Ryan, there are 50 states last time I counted, most on BP have heard me say hundreds of times that RE is local, check your local customes and check with your state laws.I'm not going to post disclaimers and such verbage everytime I make a post for your benefit.

In the 1993 Northridge quake, I do not know of one home that fell to the ground (not counting those sitting on stilts on hil sides, etc), it was only the apartment buidlings made from brick and block that crumbles.So with that said, I fear not the possibility of the home crashing to the gound.
