In this barrier island community there is a difference from one side of the highway to the other.

We have family members who have owned rentals in other sections of OBX and it's not easy having positive ROI on beach houses with how high all the expenses are.I think global warming is a bigger issue for OBX and any other barrier island though.

I never pulled the trigger on any other islands because they numbers are far inferior.

The Port of Brownsville is outside of town toward South Padre Island.

One of the challenges I ran into in the Las Vegas market, real or self-limiting, was that it is a primary market on an island with not many secondary and tertiary markets nearby.

We’ve helped a lot of investors evaluate and acquire vacation rentals on both islands.

Personally, I would consider anything South of Veteran's Pkwy to be South Cape, but I've heard other people say everything South of Pine Island Rd is still considered South Cape Coral.

I say a well-deserved trip to a tropical island for several weeks is in order!
