The franchises will have in their agreements that re-imaging has to be completed by a certain date and time.It's not only chairs but lighting, counters, and a whole bunch of other requirements.

Posting the notice is essentially just a reminder to the tenant that they have to pay or face consequences - you don't need to wait until the end of the notice period to file an eviction, since it will take 3-4 weeks after you file before the court date anyway.

If the foreclosure is far enough along you might find a final judgment showing the date the property will be put up for auction (the date the bank can fully take back the property if no one outbids them at the auction).
