The total rehab cost needed is $5,000-$7,000.The property will make sense either as a flip or rental, but my biggest question is that the HUD has the property listed as SFH with 2 bed/1 bath, when it's actually 2 units with each unit 2 bed/1 bath.

I looked a little online to see if I could find rents in that specific area, I found some rents for 5 beds there at 1.2k and 1 beds at 700, depending on the amenities and what utilities are included you may not be overpaying by much.
