this is what i have so far: the sell price is around 300,000 (under), I'll be proposing 10,000 down, 30 year loan with a ballon payment of 7 years, 4% interest, $800/monthly payment to seller. 

@Kathy Creighton-Smith are you looking to sell it or would you potentially consider a cash out refinance so that you could continue investing both strategies would work.

I work with investors who buy in both, so that's always a strategy. 

It usually doesn't because what's presented on the app doesn't match reality, so you're back to swiping and trying again.

I've had the best success cold calling, but I know direct mailers work well too if you're sending a lot. 

If I supplement that cash with some money from a HELOC, my buying power will be significantly better. 

Personally, I just communicate with my tenants that we keep the HVAC (in florida so rarely need the furnace) above 68 degrees at all times, and that it is best to keep the HVAC above 74 degrees during the hotter afternoons where the ambient temp is in the 90s.
