But based on activity levels required by case law to have a T/B and some IRS pronouncements on the issue of NNN in related but not identical contexts (for purposes of determining if an international taxpayer has sufficient connections to the US to have what is known as "effectively connected income"), I'd say odds are high that NNN leases will not be viewed as a TB for purposes of the 199A deduction.

I think it's hard to compete trying to sell a rehabbed 2 story 50- 100 year old property when someone next door is trying to sell a brand new 3 story with a roof deck for a relatively similar same price.

Taken me a while to "get it" but agree with @Brian Burke, cap rates are relatively meaningless when you are underwriting the PP of a property because of all of the variables.

Demand for turnkey homes already in perfect shape to live in is actually down a tad, relative to people that want to live out the HGTV fantasy wherein throwing in $20k in upgrades actually adds $20k in value.
