The photo ID at the time of registering is still pretty light as it can be anyone for anything, but I can't see a method short of biometrics scanning that will cover all the bases.We are looking into all of this in advance.

Long story short, there are definitely better/cheaper options out there you just have to do the leg work.

I would think your capital investment will be based on your short-term goals and business plan.

From what I understand a private lender is interested in lending his/her money out for a super high interest rate and to expect the money back in a fairly short amount of time.

So we have been debating a couple options,1) Buy condo/townhouse (possibly without FHA) and then buy single family residence with FHA, move into the SFR and rent the condo2) Rent apartment, then search for a multi-family to buy and house hack3) Buy single family home and delay buying a rental due to save up for down paymentI would love to hear any advice or opinions on the options listed above (or any others) as well as, purchasing a property on a short time frame, and using a FHA loan on the second property instead of the first.

One of my short term goals is to have buy a MFH within the next 12 months.

If he thinks you are the buyer and has a short fuse... good luck, sounds like a recipe for a BAD situation.
