(Two tenants work late hours when the credit union is closed, and another one is a nurse working double shifts.)Has anyone found a good way to automate payment, especially one that is free or low cost?

This year I shifted from group texts to only communicating with one person in each apartment.

That has shifted my focus to VRBO/HA and has worked well.VRBO/Homeaway - new MarketMaker tool is VERY helpful in pricing your property and you can choose your competitive set - a HUGE help in the mysterious game of pricing. 

I know how hard it is to find a "deal" around here but there has been a shift the last year or so in developers actually breaking ground on new construction projects from what I've seen. 

Although this does increase risk it also hugely increases your returns.I would agree with @Dan Travieso that successful investing is about long term focusing on your returns - but that mindset takes time to shift to.

Just go for it. the fear in your first deal will always be there, but you have to move forward cause you cant steer a car that isnt moving. you can turn the wheel for hours in the driveway and plan your rout but you have to release the parking break and start going. even if your in reverse, at least you know your first step is to change the direction of travel. but in the driveway, with the break set, all the steering and gear shifting and analyzing wont get you anywhere. pop that clutch baby!

Shift your mindset, you are paying 6k a year to own a property.

@Katherine Zimmerman Depending on your property and your current tax situation, you could have $5k (or potentially much more) in tax savings in year 1 which would just shift having to pay the $5k now for the cost segregation study versus paying the $5k in taxes later this year.

I think it's time for me to shift my focus on other areas .

Yes the market is shifting, and has been for several months, but deals are still being done.
