One of them is section 8 however I am still learning the rules and regulations for that program.

In addition, those props are often tenanted by Section 8 recipients, which adds in a whole other slew of red tape nonsense.

There should be a section of the appraisal that shows your property next to 3 comps and it will add or subtract value from each comp sales price based on characteristics that differ from your property.

Did you explore handymen that could have jacked up the corner, maybe replace some of the decking and gotten a few years out of it given your situation?

If you search "Panzera Realty" in the BP Marketplace section, you'll see where I've posted both sides of the postcard lots of times, as an example.Lastly, we went back and forth between using postcards and letters with handwritten addresses on the front (to encourage people to open the mail).

There is a vacant home around the corner from me and I am planning on mailing the owner (and the owners of some local houses that look unkempt).
