One cannot be done without the other and both functions are critical elements tied to the other.Renovation costs can be represented as a single line item along with other project costs, however, just like Operating Expenses, the more detailed line items identified that compose renovation costs, the better.The only way to get "unstuck" estimating renovation costs is to create a robust list of all of the work that needs to be done (required repairs) as well as the work that you'd "like" to see done (elective additions and repairs).

You’d think by definition a hoteliers license or even the “lodgers tax” would provide a benefit up to 99 rooms, or listings per lic… Could a Series LLC function in Colorado this way?

#1 if you're using 5% down conventional you'll have to owner/occupy.FHA I think for the most part is out of the question, due to crazy competition in DFW area.These two lower down payment options do not allow for investment properties, but must be owner/occupied.If you can live anywhere there are options in DFW, but cash flow of course is a function of what you use for down payment vs the rent.So for example to cash flow, you may have to put down 30% vs 5%.
