The question is, how do i show the lender that we have the total assets needed to cover the down payment when i will be acquiring some of it from my partner?

So Id spend my time worrying about things that are much more likely to happen, like needing to replace a roof, than worrying about things that are unlikely to happen.And for those that survived the most recent housing collapse...the solution to surviving it was rather quite simple....dont sell during a downturn.

In my case the rent of one unit covers all the principle and intrest of the property plus a little more. 

Even the note he asked me to sign was a copy and paste note from the internet, so obviously it didn’t cover a lot of the scenarios that came into play.

IMHO, treating your investors right and keeping your promises is the best way to avoid problems with an investor but it's a good feeling to know we're well covered in case things go bad.

I'd imagine multiple smaller units would drive up revenue per sqft.I have always wanted to do rv/boat/car stoarge and toss up some good size solar panels and charge premium for covered parking haha.

If they need to buy out a tenant then that is what needs to be done to cover their mistake 

I'm reading Long Distance Real Estate Investing, so hopefully that will give me most of the knowledge I need to cover investing into the States as a non-American. 

I've never had an emergency like this take more than a day or 2 to correct, even a replacement AC unit on the roof with a crane service needed can be arranged in a couple of days.
