If I make $10K and get to reinvest that $10K into the next deal, I will create more money than if I make that same $10K but have to give up $3K to taxes and then can only roll forward $7K to the next deal.The reason to invest a Solo 401(k) in real estate is not specifically tax savings as compared to investing in real estate personally.

Cashflow @ $1952 P&I monthly: $3500 – (1750 + 1952) = $-202Right off the bat, using this generalization of expenses I see that I wouldn’t be cash flowing positive and would need to offer lower.Income:$3500Current rent roll from Realtor.com && Rentometer says this is fair price.
