I have a commercial property where I rent the store downstairs and legally rent the owners unit above the store as a STR.

Nothing against landlords (I am one) but we regularly get lied to by tenants, so this is why some people may be skeptical of some of your claims.

All  - i am rehabbing a 3-flat and would like to find out what stores are 'open' for shopping for materials like tile, flooring, etc.

@Nathan G.  2.4Ghz will handle up to 450Mbps so it should always be enough to handle most loads and before I purchased a Google WiFi I would try and spread the bandwidth between my streaming devices and regular devices between the 5Ghz and 2.4Ghz. 

With everything going on the Big Box stores seem to have even slower turn around than normal.

Now, I am using a normal lease that would be used on a regular property, but as others said, you can be picky with who you choose.

The lot is in a 'good' area of the town, it is easy walking distance to schools, dollar general, grocery store, gas stations, and county offices.  

We did also beg tenants to use normal store-bought covered fryers, we never had 1 fire from those.
