Sometimes tenants will let friends come over and wash their trucks, some washing vehicles will illegally fill up large tankers for water off of your spigots, your tenants might let water run for hours for kids to play in the yard, etc.When tenants do not pay water they typically care less how much they use or if toilets run, sinks drip, bathtubs leak BUT if they pay the bill they almost always call the landlord for a single drip!

@David NaccoIn order to take the home office deduction, you must use the room/building/clearly divisible structure exclusively and regularly as your home office, and it must be your principal place of business.If you're building a separate structure you generally would not "write off" the construction costs in year 1, rather you would capitalize and depreciate the structure over 39 years.
