OR say you do send a letter and/or picture that might also make the seller not pick your offer.

I would say something to the tenant (text or e-mail-wise) similar to: Please let me know when you would like for me to pick up the signed lease.

In 2024 you can pick which has the better market value and potential and rent it that way.

At the end of the day you know your risk profile better than us, so pick an option you're most comfortable with trying (that won't end up in bankruptcy if it goes south) and as the saying goes, just do it.
