I think it’s definitely a buyers market.

I was recently asked if an assignment fee can be paid outside of a closing, where as the contract assignment would show assignment fee of $0,  but a separate contract between wholesaler and buyer existed on the side labeled a "finder's fee".

If a prospective tenant is in a rush to move, usually it's a red flag unless they tell you upfront why they need to move.

Slightly worried with the listing description saying "(Property is being sold in as-is condition, buyer is responsible for the use and occupancy permit)". 

Usually, the end buyer needs to see YOUR contract with the seller and then sign your assignment contract.

I would absolutely reject a buyer offering $1 in EM.

It's 99% likely that those 12 offers were submitted by clients that have an active buyer's agent. 

You will find other wholesalers at these events as well as cash buyers so you can build up your cash buyers list.

Here are some tips that I sometimes put my offers on if I were representing my buyer(s) especially on a hot market like it is down here in South, FL.Deposit = $5% of purchase price Additional deposit = $5k-10k upon offer acceptance.

To balance that, most buyers would offer a lower price to raise the returns back up so that this investment’s return is competitive with other investments that don’t have this constraint.
