@Peter Kim, I bank with USAA and subsequently have at least gotten proposals on both owner occupied and investment properties.

A listing of required and current or proposed setbacks would have uncovered the issue you are dealing with now.

There's supposed to be a nice big pice of 2x8 blocking carefully installed right behind where those holes are, so it won't be the patch holding the sink in place.Sam, I'm afraid this is just going to be a total, total crap job to make this tiled access panel I'm proposing look even close to decent if you don't have the tools and skills of a fully equipped tile contractor.So my second idea is this: forget the access panel, and patch that hole with 1/2 in. drywall, preferably purple drywall, to eliminate those open studs and that code-breaking fire hazard.

They enacted legislation a few years ago that now requires taxpayers to report each year to the California Franchise Tax Board as to the status of the property.  

I would suggest posting proposed terms, construction budget, address, deal specifics(sales price, cost, etc) and your background.

It somehow tastes better when you know how much "fat" you are cutting out of your life.Regarding the house I proposed moving to my wife and renting a smaller place but that was a non-starter.
