We've also been pushing the limits of what's allowed by both the Philly code and building code in order to help our clients get the best return on their investment (getting an extra bedroom in a unit, or a whole extra unit can be huge), so we like to think we innovate in that arena as well.

Be that as it may, be aware if the rebuild costs exceed generally something like 50% of value, you have to bring everything up to current code, which may include current floor elevations being higher, which would cost more than the end value.

- Code enforcement seems to be huge in these areas, many building I read about in Lewiston actually being torn down due to lead paint.

Even better, own it as Steve mentioned, but if you have those due on sale mortgage issues, a lender won't harp about a sale contract.You may need to look to local custom as well, you may want a durable power of attorney to deal with contractors and suppliers, insurance matters, code requirements and permits.
