Hard money still goes through an underwriting process, which means someone has to approve your loan.

There shouldn't be that many using the service if you pre-screen well -- I rent to the first tenant that fits my criteria, so I don't have a ton of fall-through.I do also think that checking their social media profiles and check their references as part of the application process is a good idea, as well.

I am in the process of making sure they all cashflow, divesting out of Oregon and into Florida where the ROI is higher. 

I think your best bet is to reach out to the commercial broker agencies in your area and ask them about the process.
