I was thinking, even if you "Cash out" on the property with less favorable terms on property number 7, through the discussed bank, or some other private financing, or hard money route.

There are a few different ways to go about either 1. getting the existing tenants out a little more constructively (and much less risky/problematic for you) prior to closing or 2. finding properties that have already been vacated.Feel free to send me a PM (private message) if you have any other questions or would like to discuss this further.

I think I've heard of a strategy like this and I like it: use their private money, give them a return on their money for 5 years and at the end of those 5 years you guys refi it and you take over their property.
