Delin W. Buying without Title Insurance... kind of

Over the years there were some equally unusual situations where if title insurance was available they would have paid/defended the title claim.Somebody I know owned a property for like 50 years and when they went to sell it there was a real estate bill unpaid from 1910 that was owed including late fees penalties and interest.

I can't envision ever selling the house with this hanging over it and don't see a whole lot of point in continuing to operate it as a rental since it's never been particularly profitable and I'm just straight-up tired of trying to manage it from a distance.I owe $53000 on the mortgage and have considered trying to sell it for cash to an investor, but again with this kind of liability it's hard to imagine I'll have any success.Any and all suggestions are welcome.

You would have principal pay down if a loan was involved but would lose in other areas.I think 2/1's and 3/1's are not as coveted for exit as a 3/2 to 4/2 but some investors love the oddball properties.
