There is also a hospital, large grocery chain warehouse, only school system in the county so there are people with money who would be willing to pay a premium price for a nice place to live.

Parking is also at a premium, so if you can pick up something with adequate parking that will be of value also.

For houses, my area has a freakishly consistent assessed value, so I quickly look it up and know if it plus normal premium warrants additional consideration.

Eg, E&O premium, any franchise fee, mls fees (if you need to join multiple MLS for your area since NJ as about 12), any desk fees, any other fees, etc. you may not know all the categories, but they are usually pretty up front of you ask them.
